1. General Policy

We understand that plans can change. Our cancellation policy is designed to be fair to both our guests and our business.

2. Free Cancellation

Guests may cancel their booking free of charge up to 5 days prior to the scheduled check-in date.

3. Late Cancellations

Cancellations made within 5 days of the check-in date will incur a charge of 100% of the total booking amount.

4. No Shows

If a guest does not arrive on the scheduled check-in date and has not provided notice, the booking will be treated as a no show, and no refund will be issued.

5. Changes to Bookings

Requests to modify booking dates are subject to availability and must be made at least 5 days prior to check-in. We will do our best to accommodate changes where possible.

6. Refund Processing

Any eligible refunds will be processed via the original payment method within a reasonable timeframe.

7. Third-Party Bookings

If your booking was made through a third-party platform (such as Airbnb), their cancellation policies may also apply.

8. Exceptional Circumstances

In rare cases, we may consider refunds or credits outside of this policy at our discretion.

1. Pet-Friendly Accommodation

Stillwater Co is a pet-friendly property. We welcome one pet per stay to accompany you during your visit.

2. Pet Guidelines

To ensure the comfort, safety and cleanliness of our property for all guests, we kindly ask that:

  • Pets are kept off all furniture and bedding at all times

  • Pets are well-behaved and supervised during the stay

  • Guests clean up after their pets both inside and outside the property

  • Pets are not left unattended for extended periods

3. Property Environment & Safety

Please note that the property is located in a natural environment and includes features that may pose risks to pets:

  • The property is situated near open water (lake) – pets must be supervised at all times around the water

  • Fire pits may be in use – pets should be kept at a safe distance

  • There may be neighbouring dogs in surrounding properties

Guests are responsible for ensuring their pet is safe and does not disturb neighbouring properties or animals.

4. Cleaning Fee

Failure to comply with the above guidelines may result in an additional cleaning fee of $200, charged to cover the cost of extra cleaning and maintenance.

5. Responsibility

Guests are fully responsible for their pet during their stay, including any damage, injury, or additional cleaning required beyond standard use.

6. Approval

All pets must be declared at the time of booking. We reserve the right to refuse pets that are not disclosed in advance.

1. Acceptance of Terms

By making a booking with Stillwater Co, you agree to these Terms & Conditions. It is your responsibility to read and understand them prior to confirming your reservation.

2. Bookings

All bookings are subject to availability and confirmation. A booking is only confirmed once payment has been received and a confirmation has been issued.

Guests must be 18 years or older to make a booking.

3. Payment

Full payment is required at the time of booking unless otherwise agreed.

We reserve the right to cancel bookings where payment has not been received.

4. Cancellation Policy

Our cancellation policy is as follows:

  • Free cancellation up to 5 days prior to check-in

  • Cancellations within 5 days of check-in are non-refundable

  • No-shows will be charged the full booking amount

5. Check-In and Check-Out

  • Check-in: 3pm

  • Check-out: 10am

Early check-in or late check-out may be available upon request but is not guaranteed.

6. Guest Responsibilities

Guests agree to:

  • Treat the property with care and respect

  • Leave the property in a clean and tidy condition

  • Comply with all house rules provided prior to or during the stay

  • Ensure all guests and visitors behave responsibly

7. Maximum Occupancy

The number of guests must not exceed the number stated on the booking confirmation unless prior approval has been obtained.

8. Damage, Loss & Additional Cleaning

Guests are responsible for any damage, loss, or additional cleaning required beyond normal use.

We reserve the right to charge for:

  • Property damage

  • Missing items

  • Excessive cleaning

  • Breach of house rules (including pet policy)

9. Pets

Pets are permitted in accordance with our Pet Policy. Failure to comply may result in additional fees.

10. Use of Property & Safety

Guests acknowledge that:

  • The property may include natural features such as open water (lake)

  • Fire pits and outdoor features may be used at their own risk

  • There may be neighbouring properties and animals

Guests are responsible for their own safety and the safety of children, pets, and visitors at all times.

11. Noise and Behaviour

We ask all guests to respect neighbours and the surrounding environment.

  • No excessive noise

  • No parties or events unless approved

  • Quiet hours apply from 10:00pm to 7:00am

Failure to comply may result in termination of your stay without refund.

12. Liability

To the maximum extent permitted by law, Stillwater Co is not liable for:

  • Loss, damage, or theft of personal belongings

  • Injury or accidents occurring on the property

  • Interruptions due to events beyond our control (e.g. weather, power outages)

13. Third-Party Bookings

If your booking is made through a third-party platform (e.g. Airbnb), their terms and conditions may also apply.

14. Right to Refuse or Terminate

We reserve the right to refuse or terminate a booking where guests breach these Terms & Conditions or engage in unsafe, illegal, or disruptive behaviour.

15. Changes to Terms

We may update these Terms & Conditions from time to time. The latest version will always be available on our website.
